The Ark enjoys far reaching views from the top floor towards Camber Sands providing 6 bedrooms over three floors, each floor enjoys its own bathroom facilities and separate kitchenettes. The Ark sleeps 12 adults and 2 children in the main bedrooms but can also accommodate further guests on two sofa beds - please ask for details.
The spacious and versatile accommodation is arranged over three floors as follows:
The ground floor comprises living room with access to covered veranda, the main kitchen together with two further bedrooms and wetroom (shower).
The first floor comprises a lounge area having access to a covered balcony, kitchen, three further bedrooms and a bathroom.
The top floor has a living room with kitchenette, master bedroom with adjacent shower and access to a covered balcony.
Outside there is provision for off-road parking for 4 cars. The Ark has garden furniture on the top two veranda's and BBQ facilities in the garden.
Access to the beach is opposite the road and up the stairs.
The house was beautiful with plenty of room for a large group (12 of us in total). Amenities were amazing and the host was easy to contact and very helpful. Would highly recommend!
Stayed here for a 30th birthday, Really lovely place and had everything and more at the property. Had some really lovely items left here ,but wont tell and spoil for others.would definitely book to go back.this house is right on a lovely sandy beach. Communication with host was great and quick response.
Beautifully appointed generously proportioned house next to the beach. Lots of space for us all to either spread out in the 3 living rooms, or come together as a family in the big dining room.
Great space for the 12 of us! Great location for beach and walks. Plenty of kitchen/dining equipment but missing large things like water jug and large serving bowls. House feels like it needs some maintenance as door handles were loose, stiff and very creaky.
Angela was extremely helpful and welcoming. She kindly assisted us by being at The Ark to accept our online shop as our arrival time was delayed. The selection of homemade local cakes etc. awaiting us were amazing. The Ark gave our family of 6 adults and 2 children plenty of space and it was really well equipped. We all thoroughly enjoyed our holiday there - a great place for a large family gathering and even the sun shone for a whole week! Thank you Angela for all your help.
The property was just as described. There was so much space, spread across 3 levels, we never felt cramped. Location was only a few steps to the beach, with the most amazing views. One morning we woke early to watch the sunrise on the beach, which was stunning! The facilities were great, with plenty of cutlery and crockery, pot and pans etc. Beds were comfy and there were more than enough for us all. The games table was great, (multifunctional pool/air hockey/table tennis table) had a lot of use, which kept us all amused. Large dining table meant we could all sit together for meals and to play games Property was clean and bedding and towels were provided. The communication with the host was brilliant. We all really enjoyed our stay! Thank you again for hosting us! :)
This is a great house. Lots of rooms, nicely decorated with a nautical theme. The pool table was great but needs repairing. The kitchen is stocked with plenty of crockery, glassware, cooking pans and utensils. Could do with some more party ware like large bowls, jugs etc. a few repairs and a touch up are needed in the house but itâs the best guest house Iâve stayed in. So spacious inside, the kids loved running around in it. The garden is small and we could have done with a bbq for our Sunday birthday party. Beach is a 5 minute walk away. We really enjoyed our stay here. Would thoroughly recommend this for a large family get together.
This house was a perfect location to celebrate my 30th with easy access to the beach and only a short drive from Rye. Upon arriving, we were delighted to find a selection of bread and cakes to see us through the weekend. The house is in an idea location with beach views from the upper floors and excellent facilities. Each floor has it's own bathroom and kitchen and living room making it easy for guests to spend time together or split off into smaller groups. The kitchens had excellent untensils which made cooking and cleaning for a group of 16 incredibly easy.
The house is listed as 16+ individuals, but it could easily fit an additional 5 with the unused sofas and floor space on the top floor being available for air mattresses
Angela provided an excellent guide to some of the local cuisine and was available on call to answer any of my questions throughout the weekend.
There was a good selection of entertainment with a pool table, speakers and DVDs all being provided (I recommend watching Manborg).
Overall, we had a great weekend and I would definitely return to the Ark
Very nice house wet room a problem as does not soak away properly so cannot use downstairs toilet as itâs a swimming pool! Had to mop the floor every time! Fridge smelt awful had to unscrew drip tray at back and it was like gone off yogurt donât think it had ever been cleaned! Grumpy neighbour next door!
Overall we had an amazing time the kids had so much fun beach over the road. There were 16 of us and 3 dogs and plenty of room and a lovely welcome pack from owner cakes biscuits eggs milk and cheese a lovely touch I would definitely recommend this unusual house!
Large house, great location very near to the beach
A spacious house, over the road and up some steps to a vast (at low tide), quiet, sandy beach, away from the main throng at Camber. A good amount of space for our extended family holiday (12 people). Plenty of off road parking.
A very nice welcome to find bread, milk, cake etc, on our arrival. The main kitchen (2 undercounter fridges and a freezer) had decent utensils, good knives, only one oven glove (?) but the appliances were in need of a proper clean.
Fairy liquid, sponges and cloths were provided but no dishwasher salt which meant the d/w machine wasn't working properly and smelled terrible and much of the cutlery and crockery wasn't clean. Please stock d/w salt at the house; guests are more likely to top it up, meaning a cleaner kitchen for all.
There's an extra large table area for 12 so we could eat meals together.
The bathrooms were cleaner and well stocked with loo roll. The plumbing needed some maintenance. A temperamental shower on the middle floor and an unreliable flush on the top floor toilet.
Most of the mattresses were decent but sadly those on the middle floor (back bedroom and kids bunk) were dreadful; old, threadbare and uncomfortable. Difficult when staying as a group if some get the short straw! The accommodation provides only one pillow per person.
As noted in another review, the top step to the middle floor is deeper than all the others and could lead to a serious fall. There is a written warning on the vertical edge of the step as you go up but there really needs to be a piece of hazard warning tape or such on the floor as a reminder when going down stairs.
Good very comfortable some nice touches and very close to the beach - top step on the middle floor is a little dangerous as it is deeper than all the others and this could easily lead to a fall.
Perfect place for friends to stay and still be following COVID rules
We are a group of mixed age family friends who live spread around the UK. The fact that this property is actually 3 flats enabled us to be "neighbours" for a long weekend and allowed us to keep the "group of 6" rule but see each other.
We had a great weekend - lovely to be so close to the beach and we were happy not to be close to pubs, restaurants etc.
The house has 3 large reception rooms, and 2 comfortable balconies, one big and two small kitchens, great views from the top room especially for beautiful sunsets! Comfortable and with decent bathrooms. Not in perfect condition, but for mixed age families that is more relaxing anyway!

The postcode fed into your sat nav will not take you to the house!
Closest decent supermarkets are in Rye or Romney - the Camber shops only have the most basic things
Take your own bread knife and a sharp knife.
Take your own washing up things!
Large property with all you needed to make the holiday complete. Short walk to a wonderful sandy beach (except at high tide) and plenty else to do in area (we went to Battle, Dover, Hythe and Rye) as weather (Storn Francis) not always right for beach during our stay. The owner responded promptly to deal with a few minor issues and provided a wonderful assortment of cakes, etc on our arrival.
Just returned from a great week at The Ark! The weather was fabulous so we took advantage of the beach just across the road! It was perfect for the children in the party, low tide meant there was plenty of sand and shallow pools to play in. High tide meant lots of swimming in the sea from all of us. We loved Rye (15 minutes away) with its cobbled streets and little shops. We enjoyed the house, which had everything we needed! Bedrooms were comfortable and there was plenty of space for our family of 12! We had our meals either outside or around the big table on the ground floor. Evenings were spent with a drink or two on the comfy chairs on the first floor veranda reflecting on the day! We can recommend a trip to the New Inn at Winchelsea for good food! We would definitely book again!
The house was phenomenal and pictures do not do it justice! One of the best rentals I have stayed in and the host was great at communicating. Great choice for a friends holiday as the house is very spacious! Can not recommend it enough! We would without a doubt stay again!
We rented The Ark for a large family get together to celebrate my Dadâs 70th Birthday and I have to say that, whilst we enjoyed our stay, I was a little disappointed with the property.
Whilst I appreciate that we were there the weekend of Storm Dennis and it was fairly extreme weather and that the property owner acknowledged that the house had been impacted by storm damage from the previous weekend (there was a section of felt flapping on the roof). As the rain came down we ended up with a number of leaks appearing throughout the house. The top floor lounge quickly became unusable as there was so much water on the floor, and we had water coming from the windows in the ground floor lounge. This became worse on the Sunday when water started coming through the light fittings which shorted the lighting system on the ground floor.
I contacted the owner on two occasions regarding the leaks. The second time to highlight the water coming through the light fittings. On this occasion it took 6 hours before we received any response. And although I wouldnât expect an owner to be âon callâ given the severity of the mix of water and electric, I would have expected a quicker response.
And despite being told that this was due to the previous weekendâs storm damage, there was clear evidence that leaks that these have happened multiple times before. The wood flooring in the top lounge has obviously been subject to long terms water damage as have the leaks from the windows in the ground floor lounge.
And whilst I appreciate that it was fairly exceptional weather, there is clearly work that needs to be done on the house that had not been done. The whole place needs a little TLC and does not quite live up to the photos on the website. Added to which the cleaners did not do a very thorough job and the house was not as clean as you would expect.
So we left feeling somewhat disappointed.
Great property for generations of families staying together, enough room and space to be together and away from each other as much as you want. The welcome pack was really nice, we had a great week staying here as the beach is so close it was wonderful for the children and the dogs. I would definitely recommend this house for families to enjoy a break away together.
Just had 3 days at The Ark with my family and have to say what a great place! The space you have is amazing, allowing time for moments of peace and a wonderful house for children to play hide and seek. Angela the host was so kind and very attentive replying to all my questions. The welcome hamper was superb and the cake was well received by all. I canât recommend this place highly enough. Ideal for a family gathering and well situated to explore the coast.
The property was very well equipped with plenty of living space on every floor, each with kitchen facilities - particularly ideal for large groups of mixed ages. There was a lovely welcome pack of local biscuits, cake and milk which was much appreciated and enjoyed. We all enjoyed using the pool table. It was a cold weekend but the house had plenty of heaters and was very cosy. We would certainly stay there again if down in the area.
