The space
Equipped with digital smart lock & CCTVâs outside around the house.
This house has 3 good sized fully air conditioned bedrooms - master bedroom and bedroom 2 have a full double size bed with hotel quality white crisp linens and pillow set. Bedroom 2 also features a floor to ceiling window. Bedroom 3 has a double deck single size bunk bed. Each bedroom has blockout curtains & lace curtains, a study desk, chair desk lamp. Large wall mirrors in each bedroom. Sitting room includes quality modern area rug/carpet. Extra long 7.5 feet modern real leather couch with comfortable throw pillows. Two centre tables. A 43 inch widescreen smart TV with full HD in the living area. Superfast WIFI fibre broadband with speeds of up to 300 mbps. Fully fitted kitchen with range hob with oven and range hood. Rice cooker, electric kettle, toaster and microwave oven also included. The kitchen has high quality pots and pans and a complete sets of crockery and cutlery. Fire extinguisher and smoke alarms are fitted as standard. There are two bathrooms, each fitted with rain shower heads with the downstairs bathroom featuring a stainless steel rain shower head and the main bathroom upstairs featuring a modern matt black rain shower head and bidet. Both bathrooms have built in cabinets and shelving with hotel quality towels and all toiletries included. Brand new big automatic washing machine and dryer with a clothes hanger for drying clothes included. Built in wardrobes are in all 3 bedrooms with a full set of clothes hangers included. Enjoy dinner on a large solid wood dining table with 6 modern dining chairs. Modern LED chandeliers in the hallway and in the sitting room and LED crystal drop lights in the dining area create a warm ambience, and in the kitchen there are track lights and pin lights. The bedrooms feature LED down lights. We also provide a big industrial fan and two normal regular floor fans downstairs for the guest to choose from. The house is well ventilated with large windows and a sliding door at the side. The steel front door offers great security. Flavorscapes is a new development in a very quiet and peaceful area within Lakeshore away from the hustle and bustle of the city. This self-contained community boasts of its 12-hectare man-made lake framed by the majestic panorama of Mount Arayat. Golf enthusiasts will love the very close proximity to Beverly Golf club. This exclusive house in the very private surroundings of Lakeshore offer a beautiful escape from the hustle and bustle of the city. Throughout the year there are many festivals and family friendly events at the nearby Lakeshore Park.

- 15- 20 minute drive to Clark International Airport.
- 10 minute drive to Malls at San Fernando and Angeles City.
- 30-45 minutes drive to SM North Edsa.
- 1.5 hours away from the beaches of Subic and Bataan.
- 2 hours drive to Baguio City via SCTex and TPLex.
- Mexico Exit is in between giant malls (San Fernando Exit: Robinsons
Starmills and SM Pampanga, S&R; Angeles Exit: Marque Mall.
- BCDA's The Green City which aims to replicated Metro Manila is 15mins away.
- Ayalaâs Township in Porac is 42km away from the Lakeshore.

HOUSE RULES
1. Pets & smoking are NOT allowed anywhere inside the house. If this rule is violated, it will be reported to airbnb & you will be charge 3,000 pesos.
Our house keeper will know if there was any pet or someone smoked anywhere inside the house.
Smoking is ok outside the house. Make sure to tidy up cigarette butts. Ashtray can be found under the kitchen sink.
2. No unregistered guests or visitors allowed. Children 2 yrs old and above are included in the guest count and must be indicated when booking.
3. Check-in is at 3pm and check-out is by 12 noon.
4. We kindly ask to keep things on the quieter-side after 10 pm.
5. Do not engage in illegal activities anywhere on the property.
6. If you break or damage something, please let us know and arrange for its replacement or repair.
7. Do not leave any food out that will attract uninvited pests. And no food allowed inside the bedrooms. Our home is pest-free and we intend to keep it that way with your help.
8. Please wash the dishes & place any rubbish nightly into the Trash Bin located outside at the side of the house.
9. Guests are expected to tidy up the house prior to check-out. Cleaning fee is for cleaning and preparing the house before guests arrival.
10. We wanted to provide you a better accommodation at a cheaper rate, to keep the costs down we kindly ask that you switch off lights, air conditioner, TV & other electronic units when itâs not in use or leaving the house as electricity in the Philippines is very expensive.
11. To ensure full safety of our guestâs belongings, please remember to close and lock all the windows & doors. Whilst being one of the safest areas of town, we want to ensure every guest stay remains problem free, and this is just one small + simple thing weâre able to do to ensure that.
