This was perfect for our family of three. Our son had turned five on the trip. It was easy to walk to and from the beach and restaurants. The location is a short drive to everything we wanted to see in Newport and the Middleton areas. The landscaping was a pleasant and definitely added to the privacy.
Cute place and great location-walkable to several restaurants, the beach, the Cliff Walk. Thanks to the owners who have beach towels, chairs and boogie boards to use while on vaca. The only shortfall is the lack of an ac window unit in the bedrooms. It would help with keeping the place cooler and sleeping at night.
What a lovely and peaceful setting. It was quiet, with beautiful foliage, creating privacy from the other cottages, as well as a pretty backdrop. Several rabbits hopped and darted around the grassy yard.
We had three adult women there. Instead of sleeping on the top bunk, I slept on the couch, which was very comfortable for my 5â2â frame.
The location was ideal- 5 min or less to Newport, the Cliff Walk, and the mansion tours. Blithewold (a favorite of the trip), was also close by- approx. 30 min. away.
Owners were quickly responsive to questions. We highly recommend this cottage!
Family of five - we had fun and a pleasant stay great weather great location a mile from Newport - nice clean house and very supportive informative owners to assist. With family of five thought house might be small but no issue at all - one bath a couple times jammed but easily managed. We successfully cooked there a few times on our week long stay. Great vacation for us. Thank you.

There were 3 of us (adult females) staying at this clean cozy cottage for 7 nights. We absolutely loved it! We had just enough space for all of us. The location is ideal for people who want to walk to the beach, restaurants, through the neighborhoods...It is also a short drive to downtown Newport and to the Cliff Walk parking meters. The landscape was thoughtful in providing privacy amongst the other cottages. Trish and Paul were responsive to our needs. We would definitely stay here again!
The cottage is small but lovely. It was perfect for our little vacation with our 3 year old. Walking to the beach was easy with a beach cart for our stuff. It's just a car ride away from.many other great attractions.
This is a beautiful, peaceful place for anyone who wants a quiet getaway. It's less than five minutes walk to restaurants, 10 to the beach, and 10 minutes drive to Newport. Highly recommended--and Trisha and Paul are very friendly and responsive!
The cottage is in an excellent location on a quiet street but walkable to food/drink and beaches. The owners were so helpful in keeping us informed about impending weather. Great experience! Thank you Trisha and Paul!
Great place for a family beach vacation with young kids. The location is idealâeasy walk to First Beach and lots of restaurants, and a quick drive to Second/Third Beach or Newport. House is small but do-able for 2-3 small kids. Owners are very helpful and friendly. Hope to come back next summer.

Our party of 5 (two adults, three kids) had a great stay at this property. Walking distance to resturants and Eastons beach. Less than a 10 min. Drive to Newport. Cottage was clean and beds were comfortable. Washer and dryer in the main house was a plus. Owners were attentive. Oh and the grounds are beautiful! Thank you for a great stay!
After almost giving up on a family vacation during the summer of Covid-19, I stumbled across this gem of a beach cottage at the last minute. It had everything our family needed for our getaway. We had a seamless experience from check-in to check-out and the owner, Trisha, was so easy to work with, happily answering all of our questions prior to and during our stay.
The cottage was exactly described in the listing. It is small, but adequate. The gardens were lovely and the many flowers, trees, and other greenery provided barriers between the cottages in the complex, which made it feel more private. We were a bit concerned over the A.C. at first, since there is only 1 window unit in the living room, but it was large enough to cool off the entire place. We also appreciated the outdoor shower to rinse off all the sand from the beach.
Easton's Beach was a quick walk from the cottage, but Peabody's Beach (a 5 minute drive and $15 to park) brought less crowds and calmer waters - perfect for our 2 kids (5 and 2). A visit to Fort Adams, mostly outdoors, was enjoyed by all. We thoroughly enjoyed the gorgeous views of downtown Newport, and various size boats and yachts in the harbor - we wish we had packed a picnic lunch!
We could have done so much more during our stay - the Newport mansions, Cliff Walk, Ocean Drive, restaurants, and wineries are all within 5-10 minutes drive of the cottage.
Needless to say, Middletown, we have fallen in love, and we will return! We would not hesitate staying again at this cottage, or one of the other units in the complex. Thank you Trisha & Paul for being such wonderful hosts!
Cottage is very clean and has everything you need for a perfect getaway! The location is close to Newport and walking distance to restaurants in Middletown. Very comfy beds! We really enjoyed our stay and hope to return again!
My wife. & i really enjoyed the cottage. It has all the amenities we were looking for our trip. The boat show was great & to be in Middletown was ideal. Great walking access to the Cliff Walk (truly beautiful) which we did twice. Very close access to First & Second Beach. Thank you for a very nice stay
We loved how close the walking to the beach was. We even walked at night to see the full moon is was that close! Highly recommend this for a quiet beach get away.

My friends and I stayed at the cottage while we were in Rhode Island for a wedding. It was so cute and cozy. The location is great, walking distance to restaurants and the beach. Also just a short drive to Newport. I would definitely recommend staying here.
We spent nearly a fortnight at Warren Avenue. We loved the property. It is comfortable and has everything required. It is in a great location, 10 minute's walk from Easton's beach or 20 minute's walk from Sachuest beach which was our favourite. There is loads to do in Newport and a trip to Boston is only a 1.5 hour drive.
Trish and Paul were very welcoming and available if there were any issues (which there wasn't). We would thoroughly recommend a holiday here.
3 adult women were very happy with this cabin. It is as stated only more private and garden-like. Close to Newport, can walk to Easton Beach and Flo's Clam Shack. Quiet. Food very close by. Off a busy street so it's very walkable in the neighborhood.
Trisha grew up in the Newport area and Paul grew up near the coast in Connecticut. We bought this 'fixer-upper' in 1997 and having been hosting vacationers since. We take great pride in having created a unique vacation spot for so many of our returning renters and look forward to meeting new renters every year.
