Top Eco Holiday Home 170m² ideal Location for Upper Bavaria

Whether as an adult group or as a family, you will hardly find a more beautiful starting point for your 2023 holiday in Munich and Upper Bavaria. The modern and very stylish eco house offers 170 m² of living space.

The top highlight is a huge living-dining area. Even if the weather doesn't cooperate, the wood-burning stove and the great conservatory create a cosy home there.

Your dream holiday home is located directly on the Isar in beautiful Geretsried in the middle of the Bad Tölz - Munich - Garmisch triangle.

The focal point of this house is the cleverly designed living and dining area. Immediately upon entering the house, you will see the breathtaking expanse of the ground floor from the open hallway. The fully equipped kitchen is directly adjacent to a large dining table with seating for up to eight adults and several small children (high chairs available).

At the other end of the living area, an accordion wall (variable partition) separates an approx. 22 m² bedroom on the ground floor. The amazingly easy-to-use 140 x 200 cm folding double bed offers space for couples. The double bed can be folded up in a few easy steps. This adds another 22 m² to the generous living area. Conversely, you can create your own private sphere in just a few easy steps. Directly connected to this sleeping area is a wonderful bathroom (en suite).

Not on the floor plan (last pictures) but to be seen on the photos is a conservatory of about 14 m². This can be opened widely to the garden or terrace. Whether it is children playing in the garden or simply spending time together on cooler summer evenings with a view of the starry sky, the everyday life can be forgotten.

The eco house itself is optimally insulated in terms of energy, the heating is regulated via a heat point, so that even cooler evenings make the entire house cosy without any effort. Of course, you can also use the central wood stove in the living area.

A stylish wooden staircase leads from the ground floor to the upper floor.

There you will find two more bedrooms.

In the 32 m² bedroom there are two single beds of 90 x 200 cm each plus a fixed cot of 70 x 140 cm as well as a sofa-button bed which folds out to 140 x 200 cm and offers sleeping space for two more children or adults.

On request, we can also provide two children's travel beds. Thus, the house has space for three small children with their own sleeping accommodation.

Please note: The travel cots provided by us will only be provided on the day of arrival if you notify us by the day before your arrival. If you book immediately on the day of arrival, the two travel cots will arrive the following day.

There is a bunk bed in the second bedroom. The bunk bed is suitable for children, but also for adults (size of each bed 100 x 200 cm - again, the photos do not yet match the situation you will find when you move in).

Another room is locked and contains the private belongings of the house owners, who are on a trip of several months until the end of August 2023.

The entire house is equipped with fast wifi. Smoking is only allowed in the outdoor areas. Parties are not allowed. Of course, you can hold family gatherings with up to 12 people (sufficient crockery is available).

There is a sandpit and slide for smaller children. A table tennis table can be used, but should always be kept under cover overnight.

The rental takes place through the professional holiday home agency Schulte-Tigges GbR. We act in the name and on account of the owners. Thus you enjoy a professional service, but the letting is private, so the rental costs remain VAT-free. This ad was already posted online when the owners still lived in the house, the photos will be updated to the bed situation and approx. mid-May when the house is ready for occupancy.
