Stay with us at this lovely apartment in a PHENOMENAL location in Riverside. It is 2 blocks from "5 Points" - teeming with restaurants, bars, & boutiques.
The apartment is also thoughtfully appointed - with a newly renovated bathroom, a renewed kitchen, and 1 bedroom.
The Space:
The apartment is very well appointed with modern, fashion-forward furnishings throughout the space as well as lovely shared outdoor spaces (front porch, backyard deck, and gardens).
The apartment has 1 bedroom as well as a shotgun floorplan with a kitchen and living room.
The bedroom is in the back of the apartment and features a full-sized bed and ample closet space. The living room provides a queen-sized sofa bed, large smart TV and two bar-height dining tables with space for four. The bathroom located in the middle of the apartment - with access to both the bedroom and living room - boasts new fixtures and walk-in shower.
Some things to note:
The apartment is on the 1st floor of a 2-story triplex so you WILL hear other occupants upstairs. Thus, if you are a light sleeper this unit may not be a good fit for you. It also shares the porch, deck & outdoor living space with the other two apartments.
Guest Access:
Our guests have access to the foyer of the building. There are three apartment entries within the foyer. This apartment's entry is on the first floor. Access to the backyard, laundry room and back patio is through the side yard. The laundry room is shared between the three apartments.
The Neighborhood:
Riverside is (in)arguably the best neighborhood in Jax! It is full of historic homes and parks, bustling nightlife. There are 3 rooftop restaurants/bars within a half mile of this apartment! This apartment is also in close proximity to the St. John's River.
Art and culture also abound - visit the Riverside Arts Market 52 Saturdays a year from 10am to 3pm (half a mile away) or the Cummer Museum. Both within a half-mile walking distance!
Getting Around:
This area is INCREDIBLY walkable and everything you could possibly need is within a half mile to a mile of you so this is a perfect apartment for someone without a car. However, if you'd like to venture outside of Riverside, a car or use of a ride sharing service (such as Uber/Lyft) is highly recommended. Keep in mind that Jacksonville's public transportation system is not incredibly robust.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.
Kindly refer to the following guidelines regarding fees for extra guests:
Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)
2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)
3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)
4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)
5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)
We are pet friendly and charge $20 per night per pet for short term stays.
For longer stays, we charge $100 per week and $200 per month per pet. If you are booking with us and are bringing a pet please let us know ahead of time! This fee is non-negotiable for any animal.
This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.
This property is not suitable for gatherings/events/parties of any kind. We charge a $1000 event fee for any gathering that either exceeds the guest count on the reservation or the maximum number of guests that the unit can host.
The building has a coin-operated washer and dryer in a laundry room at the back/bottom floor of the building. Please keep this in mind when budgeting for your stay, particularly for longer term guests.
A TV with Netflix, Amazon Prime, Hulu, ESPN+ and an HDTV antenna is available but there is NO CABLE.
Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples). We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify or cancel a reservation starting or ending on a Saturday.
All guests have access to the common areas of the property (front porch, laundry room, backyard).
If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.
If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.
There is a single parking spot available to guests in front of the property on the city right of way area (area between curb and sidewalk directly in front of the property). There is ample free street parking available to guests on the street in front of the property.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $25
1-2 hr early arrival/late departure: $50
2-3 hr early arrival/late departure: $75
3+ hr early arrival/late departure: $100 or the cost of an additional night’s stay, whichever is more
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.
***Finally, smoking is strictly forbidden anywhere on the property - the apartment, atrium and property common areas - including front yard, porch, and backyard deck***
***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on flat surfaces, empty cigarette packs, etc.) I will assess a $500 cleaning fee in addition to the regular cleaning fee***
For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.
There is a propane grill (shared). We do not supply propane, but you are welcome to pick up a tank and leave what you don’t use for a future guest. After using the grill, please clean it in order to avoid additional cleaning fees.
