Welcome to The Place in Lake Havasu City, an upgraded home with all the amenities for a resort style getaway. The Place is a newer construction home with a custom pool, water slide and an above ground hot tub. Enjoy an open & modern floor plan with stainless-steel appliances, quartz countertops and backsplash in the kitchen, breakfast bar with seating for 4 and a dining table that seats 6 comfortably. Inside you have an 87" HDTV in the living room; relax to your favorite Netflix series. Outside, root for your favorite sports team on the 75" smart HDTV while BBQing or making a pizza. Sunbath in the two lounge chairs in the pool or one of the four chairs on the patio. The covered patio has an outdoor sectional sofa, electric fireplace & ceiling fans. There's plenty to keep everyone busy while inside or outside. Outside, try your hand at cornhole, basketball, bocce ball, ping pong or practice your golf game on the seven-hole putting green. Inside the game room, play air hockey, pool, Golden Tee power putt, or one of the many arcade games. Ask Alexa to play your favorite music on the jukebox. The 4 bedrooms have good separation and consist of 3 king beds and one queen bed (in the casita). Each bedroom has a smart HDTV for streaming your favorite show. The garage has been converted to a climate-controlled game room. The spacious driveway is flat and has ample room to park a boat or trailer. This amazing home checks everything off the list & is simply one of the best vacation rentals in Lake Havasu!

Bedroom #4 is a detached casita with queen-sized bed, ceiling fan, mini-fridge, and ensuite bathroom with walk-in shower. (Sleeps 2)

Bedroom's two and three will share the guest bathroom, which has a bathtub/shower combo.

POLICIES:

-Guests must be 29 years of age or older to rent this property. We will ask for your government issued ID to verify your age. Looking for responsible & respectful guests. This is not a party house. If you are looking to party, book somewhere else.
-Check-in time is 4:00 PM.
-Check-out time is 11:00 AM.
-Quiet time is from 10:00 PM - 8:00 AM. Absolutely no music is to be played outside after 10:00 PM.
-$1200 security deposit is required. The security deposit to be processed as a hold by a third party on Guest's credit card.
-Signed rental agreement is required (electronically).
-Daily rates are based on 4 guests. There is a fee for each additional guest above 4, up to a total of 8 guests. Please book for the correct total number of guests that will be at the property.
-Only the people on the vacation rental agreement at the time of booking are allowed at the property. To invite others is a violation of the vacation rental agreement and private home rental ordinance and you will be required to leave in addition to being charged a violation fee of $1200.
-No parties are allowed.
-No smoking or vaping inside the house or game room. An additional $250 cleaning fee will be imposed for any violations.
-Absolutely no pets allowed due to host allergies. An additional $400 cleaning fee will be imposed for violations.
-The hot tub is heated to 100 degrees so it's always ready for your enjoyment.
-The pool is not heated is available to be heated with host authorization. * Additional fees apply to heat pool.
-No glass permitted outdoors near the pool or hot tub. It is the responsible guest's obligation to ensure the safety of everyone on the property and most notably around the pool and jacuzzi at all times.
-There is no garage as it has been converted to a game room.
-There are multiple security cameras on the exterior of the property that record activity when there is motion.

By booking this stay, all guests release the owner and management company of the property from any and all liability for the unintentional exposure or harm due to COVID-19.

LIABILITY WAIVER:
You understand that swimming is at your own risk and that special risks may be involved with swimming. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming may present to children who are not carefully supervised. Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys' fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. All the homes are privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or their facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. If you leave any items behind, we will not be responsible for the item(s), and we will not be responsible for shipping them to you. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
