Outside features sunbeds, a traditional BBQ, and shaded dining area. The villa has been freshly painted inside and out, with brand-new air conditioning units throughout. Walking distance to shops, restaurants, and the best beaches like Nissi Beach. Ideal for families – no groups or party bookings.

We’re a small, family-run team and we’re here to help make your stay as smooth and enjoyable as possible. From the moment you book, we’ll be available to answer any questions, help with local tips, and provide support throughout your holiday. We live nearby and are just a message or call away if you need anything during your stay — whether it’s directions, a restaurant recommendation, or help with the villa. However, we know that most of our guests love to jump right in to their stay so we do not need to meet you at the villa as there is a key for entrance in the lockbox.

This villa is in one of the best locations in Ayia Napa — everything you need is right on your doorstep. Nissi Beach is just a 5–10 minute walk away, perfect for a day of sunbathing, swimming, or trying out water sports like paddleboarding and jet skiing. The beach is also home to a few lively bars and snack spots, great for a laid-back afternoon.

Within a 5-minute walk, you’ll find restaurants, cafés, a supermarket, and a pharmacy, making it easy to grab groceries, enjoy a meal out, or pick up anything you might have forgotten. There's even a bakery nearby for fresh bread and pastries in the morning.

Families will love the nearby Luna Park, about a 20–25 minute walk or a short drive, with rides and games for all ages. If you enjoy walking, the Sculpture Park and Love Bridge are lovely spots for a stroll with sea views and photo opportunities.

The area is peaceful and family-friendly, but close enough to the buzz of Ayia Napa’s town centre if you want a bit more excitement. You won’t need a car to enjoy your stay here — everything is within easy reach and there are bus stops close to the villa. If you do hire a car (always recommended as you can do more and its cooler in the summer) then there is a drive at the villa for you to park.

The villa is fully private and for your use only during your stay. You’ll access the property via a secure key box located right by the front door. Check-in is flexible after 4pm, and we’ll send you the code and all arrival details before you travel. If you need help during your stay, we’re always nearby and happy to assist.

Inside, the villa is spread over two floors. Upstairs, you’ll find two bright bedrooms — one double and one twin — both with access to private balconies. One of these overlooks the pool and is perfect for a morning coffee or evening glass of wine. The villa has one main bathroom upstairs with a bath/shower, and a handy guest toilet downstairs.

The villa has a fully equipped kitchen with everything you need for your stay — fridge/freezer, oven, hob, kettle, toaster, and washing machine. Whether you're preparing a quick breakfast or a family dinner, you'll have everything to hand.

Outside, the private pool is ideal for cooling off after a day at the beach. There’s a shaded dining area, sun loungers, and a traditional built-in BBQ for those warm Cypriot evenings.
