The open-plan design of the kitchen, living room, and dining area, paired with a spacious, fully enclosed garden, creates an inviting oasis for families to unwind and enjoy quality time together. The bright and airy social space features high ceilings and exposed beams, with large windows on two sides and bifold doors that open directly to the garden, flooding the area with natural light.

Enjoy the comfort of underfloor heating in both the lounge and dining areas, enhancing the cosy atmosphere. The dining area is anchored by a generous table with six stylish chairs, accented by a stunning wall of exposed brickwork that adds character and charm.
In the lounge, modern sofas provide a comfortable setting for family gatherings, centered around a TV and overlooking the lush garden.
The kitchen is not only spacious but also equipped with a sleek breakfast bar with four stools, along with all the essential appliances for a seamless self-catering experience. Our Fishbourne bungalow offers the perfect blend of modern living and relaxation, making it an ideal choice for your family's next getaway.

Our beautiful bungalow, features three stylish bedrooms designed for comfort and modern living. The highlight is the stunning master bedroom, complete with a private en-suite shower and toilet, ensuring you have a personal sanctuary.

At the front of the house, you'll find a delightful twin bedroom that easily converts into a double upon request, providing versatile sleeping arrangements. Alongside it, the charming bunk room boasts sturdy beds perfect for both children and adults alike. These rooms bask in natural light, creating a vibrant and inviting atmosphere, enhanced by convenient blinds for privacy.

Just a short walk down the hallway leads you to a spacious and contemporary family bathroom, featuring luxurious underfloor heating. It is equipped with a bath featuring a shower attachment, making it an ideal space for relaxation.

The snug room is a wonderful addition, with patio doors that open directly into the garden, creating an exciting play area for children. With a TV in this room, it also transforms into a cosy retreat for adults and kids to unwind together on the plush L-shaped sofas.

In the warmer months, the bifold doors can be opened wide, inviting you to enjoy a magnificent garden equipped with play equipment such as a tree swing, playhouse, slide, and climbing frame. The lovely patio, furnished with outdoor seating and a charcoal BBQ, is perfect for summer gatherings and al fresco dining.

While there is a railway line at the bottom of the garden, rest assured that the garden is fully enclosed, providing a safe haven for children to play freely with the outdoor toys. The noise of passing trains is minimal when you’re inside this charming property, allowing you to experience peace and tranquillity. Embrace the ideal family retreat!

Parking is available on the driveway at the property.

Upon arrival, we provide a welcome hamper for our guests. The hamper includes milk, tea, coffee, sugar, cloths, hand wash, cooking spray, dishwasher tablets, rinse aid, washing up liquid, matches, kitchen roll, tissues, bin bags, pen, salt, pepper, fire lighters, and tinfoil. Additionally, the hamper contains some goodies such as wine, cookies, chocolates, and sweets. In the bathrooms, we provide shampoo and conditioner, and hand wash is available at each sink.

Experience ultimate convenience during your stay with our range of amenities for families. We offer a travel cot (please bring your own bedding) and a high chair, along with specially curated baby packs for 0-2 year olds and toddler packs for 2-4 year olds. To ensure availability, please request these items in advance for short stays. Rest assured that all items will be thoroughly cleaned and sterilised between each use, providing a safe and comfortable experience for you and your little ones. All items are to be left in the property at the end of your stay.

Layout

The bungalow has three modern bedrooms. One is a newly finished master bedroom with an en-suite shower & wc.
At the front of the house is a twin bedroom (beds can be pushed together in advance to make a double) with plenty of storage and also a bunk room with very sturdy beds suitable for children or adults. These rooms are very light and bright with blinds in both bedrooms.

Exterior

The bifold doors are a welcome touch in the summer. Once opened right up, you can enjoy the garden with play equipment for children including a tree swing, play house, slide and climbing frame and a lovely patio with outdoor furniture and a charcoal BBQ.

Please note that a railway line lays at the bottom of the garden. The garden is fully enclosed so children can play safely and enjoy the outdoor garden play equipment. The noise of the trains is minimal when inside the property.

Nestled in a peaceful cul-de-sac, the charming village of Fishbourne offers the perfect retreat, with Chichester City Centre just a short walk or drive away, providing you with both tranquillity and accessibility.

Just a 15-minute walk from the bungalow, both pubs offer inviting beer gardens—ideal spots to relax and savor a refreshing drink on a warm summer evening. Don’t miss out on this perfect way to unwind! Just a quick 3-minute walk away, you'll find a fantastic playground and playing fields that are perfect for children of all ages. With areas for football and basketball, along with trampolines and a spacious play park, it's a great place for kids to have fun and stay active!
If you wish to soak up the local history, Fishbourne is also home to the Roman Palace which is only a 14 minute walk away and makes a fun, educational day trip.

Fishbourne train station is a 7 minute walk away and from here are direct trains East to Chichester (one stop along) or West in the direction of Portsmouth and Gunwharf Quays Outlet Shopping.

The Goodwood Estate is just a 15 minutes drive, which offers a myriad of events throughout the season including motor-racing (Goodwood Festival of Speed, Goodwood Revival & Members Meetings) and horse-racing. There are buses and many taxi companies operating in the area, please do not hesitate to contact us if you need any help in organising this.

If you love walking, hiking, or cycling, the stunning coastal routes around Chichester Harbour are a must-try. Begin your journey at Fishbourne and explore the breathtaking views as you make your way to Apuldram, then onto Chichester Marina, Birdham, and Itchenor. Venture in the opposite direction to discover the charm of Bosham, Chidham, and Emsworth. Not only do these scenic coastal paths offer unforgettable experiences, but they also lead to numerous enchanting country trails nearby for those eager to delve into the beauty of the South Downs National Park. If you fancy a round of golf the Chichester Golf Club is a 14 minute drive away and offers indoor and outdoor adventure golf as well as their tower and cathedral courses for the keen golfer!

Chichester boasts many beautiful parks, some of which with play equipment for children. Oaklands Park, Priory Park and Bishops Palace Gardens offer stunning views of this historic city.

The city walls walk which encircle the Chichester and the cathedral are great if you like to soak up the history of the city.

Chichester’s City Gate is an area near the train station which has restaurants, cinema, bowling, arcade games and laser quest.


Getting there

Set in a quiet cul-de-sac in the rural village of Fishbourne which is ideally located only a 40 minute walk or 2 minute drive from the city centre of Chichester.
Chichester train station offers connections to London Victoria in just 90 minutes. The is also a bus station in Chichester with links to Midhurst, Bognor Regis, Portsmouth and the beaches of Wittering & Selsey.

A car is necessary for exploring the local area and the property is located nearby the A27 with excellent transport links to various local attractions.

There is a bus route in Fishbourne to Chichester and also to Portsmouth with various stops en-route in many villages.
The train station in Fishbourne is a few minutes walk away and from here you can explore further afield.

Lovely Fishbourne !

Great place to stay with family. The house was tastefully renovated and no expense spared ! It was clean and tidy and everything ran smoothly. The "Welcome Pack" - was gratefully accepted and a nice touch - thankyou. We all had a very relaxing break. Everything we needed was there. The only thing I would have to mention (which really didnt bother us at all ) was that at the end of the large garden - the occassional train would pass but as they were short carriages - - no sooner had they arrived ... they passed. Didn't run of an evening or through the night - so wasnt a problem for us. Would definately visit again - lots of nice places to stop off at .... Bosham, Witterings and Chichester Marina. Many Thanks ... X

Chichester train station offers connections to London Victoria in just 90 minutes. The is also a bus station in Chichester with links to Midhurst, Bognor Regis, Portsmouth and the beaches of Wittering & Selsey.
The location offers incredibly convenient access to the South Downs countryside, events at Goodwood and to the stunning South Coast – the renowned dunes of West Wittering is also a 20 minute drive.
Although next to a railway line, the garden is secure and noise minimal when inside the property. Fishbourne train station is a 7 minute walk away and from here are direct trains East to Chichester (one stop along) or West in the direction of Portsmouth and Gunwharf Quays Outlet Shopping.
Only a 3 minute walk away is a large playground and playing fields - great for children of all ages with football and basket ball areas, trampolines and a large play park.
If you wish to soak up the local history, Fishbourne is also home to the Roman Palace which is only a 14 minute walk away and makes a fun, educational day trip.
If you enjoy walking, hiking and cycling the are lovely costal routes taking in the magnificent Chichester Harbour. Along with these scenic costal paths there are also many country routes nearby where you can explore the South Downs National Park.
Fishbourne is home to two lovely pubs - The Bulls Head and The Woolpack. Both are nearby to each other, with a 15 minute walk from the bungalow and have beer gardens to enjoy a nice drink on a summers evening.

A welcome pack is left out for our guests upon arrival which consists of -
Tea, coffee, sugar, tea towels, cloths, hand wash, cooking spray, dishwasher tablets, rinse aid, matches, sun cream, tissues, hand sanitiser, bin bags, scrubbing brush, salt, pepper, fire lighters, pen and tinfoil as well as a some goodies including chocolates and sweets!

We also include shampoo and conditioner in the bathroom and hand wash at each sink.

Items are subject to availability and requested in advance for shot stays only. All items are to be left in the property at the end of your stay.
