There's NO PARKING available at the property and the driveway is used by the main house all times. Nearest street parking available is two blocks uphill so if you do decide to come with a car, please be prepared/aware that the parking is limited and will demand a few walking to/from the car.

The neighborhood voted one of the "10 Best You've Never Heard Of" by Los Angeles Magazine is now one of the most desirable. This guest suite is only 5 mins from Hollywood Blvd, Hollywood Reservoir, The Hollywood Sign and 7 mins to Runyon Canyon and Universal Studios!

NO parking available, Uber/Lyft is the only option.

Note Home Truths:
- There's NO PARKING available at the property and the driveway is used by the main house all times. Nearest street parking available is two blocks uphill so if you do decide to come with a car, please be prepared/aware that the parking is limited and will demand a few walking to/from the car.
- No AC or central heating. One floor fan and one space heater provided. Temperatures tend to vary more than one would expect due to the lack of insulation and central hvac.
- Some of the windows do not have coverings and will allow for sunlight to go inside the garage. Sleeping masks and earplugs are provided for your comfort.
- Main house tenant has a dog so you may hear barking.

The garage is completely detached from the main house. The main house is rented separately so it may be occupied by another Airbnb guest. You won't share spaces with anyone but the other renters will park their car in front of the garage.

RENTAL TERMS AND CONDITIONS 

Definitions: 

"My People". Shall include myself, my spouse, legal partner, guests, invitees, licensees, children, wards, heirs, assigns, personal representatives and estate, if any. 

- Primary renter must be over the age of 25, have a fully verified profile and previous positive reviews inside Airbnb.
- Host may request a photocopy of renter's ID for verification before check-in.
- This is a private property and the host reserves right to access the property at any time to perform maintenance repairs necessary or requested by the renter.

This Short Term Rental Agreement is between AIR CONCIERGE INC. (herein referred to as “Manager” or “Property Manager”) on behalf of and in accord with the Property Owner ("Owner") and you as Guest (or “Occupant” or “Renter”) of the date set forth on the reservation details confirmation noted on the confirmation which shall be received by the Parties via email as well as provided in the Airbnb.com software.  For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

SMOKING: A $1000 fine will be charged to Occupant if there is any evidence of smoking inside or outside of the property within a 20’ radius of the property.

Fire and Fire Safety. Occupant is notified that the Property may be located in an area susceptible to fire, and as such Occupant agrees all conform with all applicable fire codes of any governmental authority, and ensure safe and reasonable use, management, and extinguishment of any fire places, bbq's, smoking (if permitted), fire pits and any other device or act involving the risk of fire. In the event Occupant discovers any fire related safety issues, Occupant shall immediately inform Manager and cease and desist immediately from undertaking, or continuing usage until inspection, remediation (if necessary) and written approval by Manager that use is permitted. Flammable substances and solids, such as gasoline, benzene, naphtha, cleaning fluids, explosives, and fireworks may not be used or stored on the Property. Lighted candles, incense, kerosene lamps, halogen lamps and tenant installed electric heaters may not be used in the Property. ALL COOKING MUST BE CONFINED TO DESIGNATED COOKING AREAS. Use of electrical appliances not provided with the Property, such as hot plates, heating coils, coffeepots, popcorn poppers, electric frying pans, toaster ovens, irons, and electric heaters are prohibited. Storage or placement of any items (including trash, bicycles, boxes, furniture, etc.) in public areas such as corridors, stairwells, or balconies is prohibited. Any and All decorations used in the Property shall be flameproof or fire resistant materials. Any additional lighting (i.e. Christmas lights) must be Management approved with proper installation and approved. No lights may be strung from any pipes or fire/safety equipment. Any violation of the above fire prevention regulations may be subject to fine and/or termination and removal of the Occupant from the Property.

PETS: A$1000 fine will be charged to Occupant if there is any evidence of any pet inside the property unless Manager has given express written consent and a pet fee and pet deposit has been paid by Occupant.    

EVENTS, GATHERINGS, PARTIES.  No events, special occasion hostings including but not limited to weddings, corporate functions, bridal parties or related events including inviting other persons not disclosed in the reservation guest count, shall be permitted on the property for any reason. A violation of this clause shall immediately cause the property manager to terminate the rental agreement and renter to immediately vacate the premises.  Manager shall impose a fee of up to $5,000 for any violation of this provision, and if such event is either a wedding or similar ceremony or an event in  which the number of Occupants doubles or more the guest count disclosed at the time of booking, such fee shall increase to $10,000, unless express written consent has been provided by Manager to Occupant.

CLEANING, PESTS AND INCONVENIENCES: Occupant acknowledges and agrees that renting a home comes with certain risks that neither Manager nor Owner can prevent and as such will not result in any refunds or credits to Occupant shall they be discovered, viewed, endured or otherwise reported.  Such examples include but are not limited to seeing pests, bugs, or rodents in the home, or minor cleaning complaints, which when feasible Manager will make a good faith effort to remediate, shall Occupant approve of the same during their stay. Any cleaning complaint shall be deemed minor except for any instance in which no cleaning took place prior to the guest arrival, the time and date of which is outlined in the confirmation of booking details. 


PERSONAL PROPERTY AND INJURY: Neither the owner(s) nor Air Concierge are responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. Neither the Owner(s) nor Air Concierge are responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

INSURANCE: Occupant's or guests' personal property, including vehicles are not insured by AIR CONCIERGE, homeowners, homeowners association, or AIR CONCIERGE’s agents, against loss or damage due to fire, theft, vandalism, rain, water, criminal or negligent acts of others or any other cause. Neither AIR CONCIERGE, homeowners, homeowner's association, or AIR CONCIERGE’s agents, employs, directors or assigns, insures against personal injury to Occupant, occupants, guests, or licensees, due to any cause or reason.

Great Location!
Close to Hollywood Bowl. 30 minute walk to the Dolby Theater. $10 Uber to Universal Studios. It has everything we needed for our quick visit. Bed was comfortable.

Nice place to stay
Great location in a charming and relaxing area. It is close to the Hollywood Reservoir, which has a nice loop for walking or running. There was a visitor parking pass on the table which made commuting easy. The location was great because I needed to go back and forth between Los Feliz and Laurel Canyon. By the way, this location has a similar vibe to Laurel Canyon but communting is 20x easier. I'm glad that I didn't stay in a hotel. This place is more comfortable, if you like to be peaceful and independent, and about half as expensive. I'll stay here again the next time that I am in Hollywood.

Disappointing Service
I checked on a Thursday night. I am very low maintenance but my stay was BAD Friday AM I have a cold shower with hardly any water pressure from a bad shower head. Called to report it and I had 4 more mornings of cold showers with terrible water pressure until fixed on Monday. Tuesday i have a hot shower but for only 7 minutes for the rest of my stay. I am guessing there is a timer on the tankless water heater. Asked for them to correct it with no response...Water pressure is still terrible. There are 4 ceiling lights in the bathroom of which only 1 worked...until Tuesday when the last one burned out. Took two nights of no lights in bathroom to be fixed. There is no dishwasher, no biggie. But who ever handles cleaning the kitchen between stays doesn't like to wash dishes. There were food particles on various utensils and bowls. I had to wash everything extra well before using. Not done yet... There is a skylight in the ceiling of the garage that allows light from the owners deck to shine in on you face as you lie in bed. I asked on two separate occasions to please turn the deck lights out after 10PM. They stayed on all night. Things were not in acceptable shape when I arrived, what they did correct them they did poorly. I left two days early because it was not acceptable. Air Concierge demonstrated poor management and customer service on almost every turn including rectifying the situation after the fact. Can't recommend them

Lovely studio in great location.
Loved it. It was perfect for me, and I felt right at home. There was an instant response if I had any questions, and every detail was considered. I met some of the neighbors, who were delightful. It was centrally located so I could get to my destinations in Hollywood and Los Feliz in minutes. I hope to stay there again next time I am in LA.
