GUEST CODE OF CONDUCT PROPER USE OF VACATION RENTAL Dear Vacation Guest: A vacation rental home is not a place to hold an event, such as wedding, bridal shower, rehearsal dinner, after reception get together, bachelor/bachelorette party, et cetera. A home is just that, a place to sleep, eat, talk, sit, play and congregate for the -- and this is important, FOR THE NUMBER OF PEOPLE THE HOME ACCOMMODATES on an overnight basis. It is precisely the abuse of this definition that has the Sonoma County Planning, Permit and Resources Department considering language to restrict vacation rentals. The Board of Supervisors have heard, loud and very clearly, from neighbors who are tired of the excess number of cars, trash and noise in their neighborhoods from the abuse of vacation rental accommodations. This home has graciously been made available for you. We want you to enjoy the home and what it has to offer. Please bear in mind you are staying in a residential area. We trust you will show courtesy and respect to the neighbors and conduct yourself in a manner in keeping with the neighborhood practices and local ordinances. A violation of these ordinances which results in suspension or revocation of the owner's permit may involve court action to recover lost income. When you rent a vacation home: 1. Maximum Occupancy: The maximum overnight occupancy of this residence is limited to the number specified in your rental agreement. Sleeping bags, unauthorized air beds, tents and cots are not allowed. Most homes have neighbors, and whether the neighbors are 50 feet away or 5 acres away, sound carries. Be respectful that you are renting a home in an area that they live in full time. They do not come home to relax only to find that on the weekend they have to put up with excessive noise and nuisance. Again, this can and should result in loss of security deposit and your vacating the premises. 2. Number of people allowed on the property: The number of people allowed on the property at any given time may not exceed the overnight occupancy without prior permission. The County has strict ordinances regarding parties, events and weddings at vacation rental homes. If you violate this policy, the penalty specified in your rental agreement will be applied. 3. Parking: Please do not exceed the available parking spaces provided for the property. Do not block neighboring driveways. Please maintain access for emergency vehicles at all times. 4. Speed limits: Please observe and obey all local speed limits; drive no more than 5-10 mph on private or shared private access roads. 5. Amplified Music and Outside Noise: All outside music and outside noise must stop between the hours of 9:00 p.m. and 9:00 a.m. Please be aware that noise from loud voices, laughing, and general socializing travels in most areas and results in neighborhood disturbances. Please move outdoor conversations and activities indoors after 9:00 p.m. The spa may be used after 9:00 pm. provided that voices are kept to a quiet minimum. 6. Respond to all noise complaints: Please respond to ANY request, even if it appears to be unreasonable, by a neighbor, owner of this property, law enforcement or private security firm. Please contact the management company or your agent immediately if you are contacted by a neighbor or the sheriff's office with a complaint. 7. Trespassing: Please do not trespass on neighboring properties; 8. Garbage: Please recycle all garbage. Failure to recycle will result in additional charges. Garbage must be limited to the available garbage cans. Please call the agent/management company to arrange for removal of excess garbage. Under no circumstances may you place garbage in the garbage cans throughout the neighborhood or leave it in bags where animals are likly to rummage. 9. Energy and Water Consumption: Please conserve the use of water and energy. Use 'green habits' to turn off lights and appliances when not in use and to avoid wasting water. Excessive use of water and/or energy may subject you to an energy or water use surcharge. 10. Smoking and fires: Smoking is not allowed inside the house and if applicable is allowed only in designated outdoor areas. Fireworks anywhere in or on the property are prohibited. Please be aware that there is severe fire danger in this area, particularly during June-November. 11. Dogs: If your rental agreement approves of a specified dog or dogs, please make sure you clean up after the dog, that you do not leave the dog alone in the house to bark or do damage, that you confine the dog to the property you have rented, and that you keep the dog on leash off the property. We believe that if you and your guests comply with these common sense rules, your stay will be peaceful, relaxing and fun. Our neighbors have been provided with a copy of these rules and will report violations if they occur. If there are any violations, please be aware that enforcement is mandatory and you will be subject to immediate eviction, forfeiture of your security deposit, and /or other significant fines and penalties. If you have any difficulty with any neighbor, please let us know immediately so that we can resolve any potential conflict. Both the vacation guest and neighbor need to respect the others' right of quiet enjoyment and privacy. After all, that's a part of what getting away and enjoying friends and family is about! Dirty and noisy. Property manager very unpleasant.
We rented this property for 3 months. We decided to leave after 2. There is a serious problem with some noisy equipment that seems to be installed directly over top of the master suite. My wife ended up sleeping on the living room couch to escape it one night. We later found out from the owner there had been some sort of lawsuit brought by the HOA against the builder. The noise starts with a boom and then vibrates the whole room for about 10 minutes before shutting down. Christmas night and the following night this noise went on and off ALL NIGHT. The Property Manager is very unpleasant to deal with , denies any knowledge of this issue and provides no help in trying to understand the problem. The noise does not happen every night but when it does you cannot sleep in the master bedroom.
When I first contacted the property manager about the noise she informed me if I left before the second month was up , I would get a refund for the third month. I left on December 30 and as of Feb 4 have no refund for the month of January and the proper manager just lately informed me of new rules I was supposed to follow upon leaving to get my refund.
We left the unit cleaner than when we arrived and followed all the rules set up in the Guest Handbook found inside.
When we arrived the vacuum was so clogged with dirt it took me an hour to clean, wash and dry the filters. If the person responsible for cleaning the unit used it , they should be fired. Dirty pans were in the cupboard. Admittedly that was probably the last Tennant. I informed the property manager and got her typical rude response in return.
The sofa in the living is filthy and smells.
The dishwasher had two inches of dirty standing water in the bottom. That problem lessened with multiple runs but it needs to be replaced. The second bath tub was not draining due to hair and other scum blocking it. We tried to plunge and clean it ourselves. The property manager did send a plumber to clear it up.
This townhouse is in a nice location if you like living on a busy downtown street. It was obviously a well built townhouse with quality furnishings. It needs a thorough cleaning.
Besides the noise, the worst problem is having to deal with the Property Manager. I have used VRBO probably 4-5 times and have been very pleased withe the company. This woman should not be allowed to use the network.

This guest also unpleasant and of course there are always two sides to every story. Rather than go into a lengthy review as this person has chosen to do, suffice to say I haven't been in business for more than 20 years by treating guests in rude and unpleasant way. This guest stayed two months and finally mentioned only a few of the issues above, namely a few pots that weren't cleaned and the noise issue from the HVAC which is a contractor defect we found out from the owner. If the pot/pan issue was brought up immediately we certainly would have had no problem sending the housekeepers again, and would have been glad to do so. After two months of staying there with only one month to go, it left me very little flexibility. It is not my money and I cannot make unilateral decisions about it. We were not notified of the guest moving out. Had we received a phone call to confirm he'd moved out so we could inspect the town home, we'd have gladly refunded. No communication was received. Of course we are always sorry it comes to this, however this particular guest isn't being completely honest and is omitting the facts to support his own viewpoint.
