We want you to feel comfortable in our condo, so please make yourself at home! The kitchen is fully stocked with dishes, and you’ll find all linens and towels and a few comforts of home already provided. This is an upscale community, and we expect common sense to be used at all times. No parties, loud music, disruption of neighbors, etc. Please keep in mind to leave the unit as you found it. Linens, bath towels and dishes should be washed and replaced. All garbage must be removed from bins and fridge and taken to the dumpster downstairs.

This was our 5th annual monthly rental in various neighborhoods of Naples, and was by far our best. The unit itself was amazingly well stocked with generous supplies of necessities, linens and all of the kitchen equipment for which one could ask. The master bedroom and ensuite master bath border on luxurious with more than adequate closet space. The two guest bedrooms are located well separated from the main living area, so even your guests will have an unexpected amount of privacy. The lanai, which seats 6, has its own electric grill that worked perfectly for preparing dinners alfresco overlooking the swimming pool, hot tub, and nicely equipped community gym. The layout of the unit, with a centralized kitchen and two dining areas is so much nicer than the typical rectangular Naples apartment. Having a generous 2 car garage was an unexpected benefit, which was conveniently accessed by elevator. In all aspects, the unit appears much nicer than is portrayed by its online photos, with some apparently recent furnishing upgrades. Although there is no onsite rental manager for this unit, the condo management is quite friendly and Brian, the landlord, was available within minutes by instant messaging at all hours to answer any questions we had.
The Breakwater condo property is beautifully maintained, as well as all of the roadways within Pelican Bay, which seemed to us as a beautiful and quiet oasis away from the busy streets of Naples in the winter. We walked each day to the tram stop for the beach (1/2 mile via tree shaded sidewalks), or to the Ritz Carlton for a morning latte, or to a neat French patisserie we found for some sweets, or to the Publix store for shopping.
When renting this unit, be sure to also join (extra charge) the Breakwater condo association to access the community facilities right next door to the unit, as well as the Pelican Bay Foundation (extra charge) which gains you access to the beaches where beach chairs, umbrellas, and wind screens are waiting to be set up for you free of charge (except for a small tip to the beach boys), and two restaurants with high quality cuisine, large bars and seating with incredible views of sunset over the Gulf every night await you.
Having rented more than 15 vacation units all over the USA and Europe, this unit receives our highest grade.
Solid Rental for Adults/Family
Condo exhibited better than average quality in terms of maintenance. Everything except the cable/internet worked and the place was pretty well stocked with kitchen equipment, etc. It is clear that the place has not been updated for a long time so wear showed around the edges. At the end of the day, we had visitors and family down including our 2.5 year old granddaughter and everyone had a great time. The condo is steps to the pool through the garage and the trash is right below the unit. A ten minute walk to the north lot tram for the beach. Also an easy walk to the playground.
The owner was responsive to questions and issues although I spent more than my fair share of time on the phone with the cable people. Luck of the draw I think. Bottom line, I would recommend this place to adults and families who need three beds in north Pelican Bay.
The landlord from Hattes
First, we were promised right of first refusal for March of 2018 and then discovered he had rented it and never told us. We arrived and stood outside the door for 45minutes trying to reach him as he had given us the wrong combination. Refused to fix the shade in the master bedroom, to repair the dishwasher, so we had to wash the dishes by hand for the whole month, the TV in the living room did not work and the dvd player in the master bedroom was so old that it did not play blue ray and he would not pay to replace it. The vacuum cleaner did not work so we had to keep the place tidy with a dust buster. He was the worst landlord we have ever had and thankful that the air conditioner and the washing machine functioned as we knew he would not have repaired them. As it turns out we would not have gone back for 2018 if it had been available.
This is an interesting review, given everything in it is false. At no point prior to this tenants arrival did we give "right of refusal" for 2018. In fact, we knew prior to their arrival that we didn't want them to return due to the fact that they kept sending messages from multiple accounts with no idea how this particular system works, consistently confusing us.
Their first entry took so long because they did not know how to operate the secure key-pad entry, and refused to do so for the rest of their stay.
At no point did we refuse to do any repairs. We were informed that they couldn’t get the dishwasher to work - when we inquired further, they said they had their granddaughter work it but they couldn’t do it themselves. That would be operator error, not machine. The TV in the living room absolutely does work - again, this would be user error as all of our other tenants have no issues working this TV. While we do not provide a Blue Ray DVD player in each bedroom, there is one in the living room, along with a bluetooth stereo and AppleTV etc. The vacuum cleaner mysteriously stopped working for this tenant, although it worked fine before them and after them. They told us they found a replacement for $20, which we would happily reimburse them for, so I’m not sure why they had to “keep the place tidy with a dust buster”. While we did get off to a rough start with this tenant, we happily and repeatedly gave them the benefit of the doubt only to be consistently yelled at (screamed at on the phone as well), lied to and manipulated. Upon their departure, the condo was left in shambles - it looked as if nothing had been cleaned for their entire stay, and we were left to pick up as if kids had stayed, not adults. I wouldn’t recommend this tenant to anyone, and am not the least bit sorry they won’t return.
