Please be courteous and treat the space as you would your own. ABSOLUTELY NO SMOKING OR VAPING NO GLASS CONTAINER BY THE POOL AREA OR INSIDE THE POOL, WE WILL PROVIDE PLASTIC GLASSES

1. No unregistered guests. Only the specific guests noted in the booking are allowed on the premise. A violation of this will result in immediate removal of all guests and visitors from the property.
2. No Locals. There will be further screening regarding your stay and locals will be declined.
3. Lost Keys will incur a $20 replacement fee.
4. No food or drink on bed. Wine or spaghetti don’t mix with my luxurious bed sheets! Please eat on kitchen table. Guests will compensate host for any unsalvageable bedding.
5. No Smoking/vaping AT ALL ON PREMISES INCLUDING POOL AREA.
6. Check out on time. If guests does not follow any of the house rules, which triggers a refund for the next guest, you will be responsible for the loss of income by the host.
7. Guest agrees to pay for damages exceeding the deposit. Any damages made to furniture or appliances which exceed the deposit will be billed to guest and reported to Airbnb. Any missing towels will incur a $35 fee.
8. No use of the back or front yard with the exception of the pool, gazebo and sun lounging area directly in front of the guest house.
9. Please be respectful of bed linens and towels. Makeup, foundations, and tanning lotions will stain linens/bath towels. Any unsalvageable linens/bath towels will be billed to the guests.
10. Parking is only on the far left side of the driveway. It should accommodate 2-3 cars ONLY parked in a line behind each other.
11. Please sign-in and sign-out of your personal subscriptions. Smart TV with Roku is available with free movies and channels. Any use of Netflix, Disney+, Hulu or any other subscription services, may be used through guest’s personal account.
13. Pets are not permitted.
14. Please to turn air conditioner up to 78 when away for the day.
15. No vehicles larger than an SUV (ie: commercial trucks, trailers, tractors, etc.).
16. No welding, building, or mechanic work can be done in the driveway.
17. No gatherings or parties whatsoever. Only two guests allowed per bedroom. 19. Guest is to do a thorough canvassing of property upon arrival and any damages noted must be reported within 2 hours of arrival otherwise guest assumes responsibility.
20. Late checkout past (10:15am) 15 minutes will incur a $25 fee. After 30 minutes will incur a $50 fee.
21.A “starter” supply of paper towels, toilet paper, shampoo, conditioner & body wash will be provided to guests. Once those supplies run out, guests are responsible to obtain them for the remainder of their stay.
