Rundown, shabby apt and nobody to help...an expens
I am writing to express my extreme discontent about the rental of that apt, that should not be rented under any circumstances. To give you a bit of background, we are a family of 4 renting units in Miami every single year and have never left a negative review before nor encountered problems of this magnitude. Upon checking in, it was clear to us that the apt, in various respects, did not comply with the pictures online, and that it was not maintained at all. To my even greater dismay, virtually no assistance was provided with the problems encountered. The general state of dirt and filth of the unit had us clean it for over two days. Its state of disrepair was, unfortunately, much worst. For a rental for 3 weeks for a 2br/2ba in Miami, we did not expect to find, among other things, dirty carpeting ridden with holes, broken tiles, dirty walls, virtually no functioning light bulbs in the entire apt, extremely low water pressure in one of the bathrooms, a broken garbage disposal unit in the sink (it took 15 days to have it fixed), a broken drying machine, a very limited supply of cutlery, no spare bedsheets, doors that don't close (including of the bathrooms), a leaking washing machine or peeling wallpaper. All of this is documented, was raised with management, and not or poorly addressed. AVOID AT ALL COST.

Certain issues did occur during this guests stay. But there is a difference between being extremely picky and having issues. We had our maintenance man over at the apartment at least 5 times to take care of little things that they brought to our attention or to deliver items that we don't usually provide like cutlery and plates for 10+ people because they wanted to have a dinner party. But we bought it for them anyways so that we could make them happy. Then at the end of there stay we offered them a discount due to the small issues that they had. They demanded more and threatened us to leave this review unless we complied with their demands, which were outrageous.
Royal Stays Miami as a company does there best to do everything we can to make our clients happy. 99% of time our clients have no complaints but when the 1% of times that issues arise we do our best to address those issues. If for some reason the guest is still not happy we can discuss with them a discount on there stay. But we will not be threatened by bad reviews if we don't meet outrageous compensation demands. If you review our other reviews as a company and specifically at this property you will see that we have had very positive feedback from our guests.
Beautiful apartment! Had a gorgeous sunrise every morning. Definitely a great place to stay! And the property manager was great too!
Wasn't very clean. Furniture was old and lumpy. Bathroom sick drained very slow. Garbage dispos didnwork
My apologies that you were not completely satisfied with your stay. I will say that after these issues were reported by you they were addressed and fixed. We hope you give us another try in the future.

Not really a good place for a family and small kids. The view and location are pretty much all this place has to offer. As well as a parking spot (although it is a process to get back and forth to the car).
Unfortunately nothing worked (dishwasher, laundry machine, garbage disposal). They came and fixed the disposal, but only looked at the other appliances briefly with a flashlight and said they both need a "special" small part that needs to be ordered.
The furniture is really old with rips and burn holes. The sofas are not plush like the pictures show.
Was only given 2 face towels when we had 5 people. When we called we were told "we should have more than enough towels, and face towels are not provided"
Good luck trying not to get your hair wet everytime you shower, the shower heads are covered with rust, which makes the water squirt in every direction but down.
Minimal kitchen utensils and what they did provide was not clean. No cookie sheets or pans for the oven. Not enough extra trash bags or paper towels for our 4 day trip.
All in all, if you are just looking for a place to sleep and has parking, this is your spot. If you are looking for a comfortable place for a family vacation I would recommend staying somewhere else.
The view was AMAZING
Some wear and tear on the furniture. The beds are full size. The couch was hard to sit on and uncomfortable to sleep in. Bring extra blankets, only 1 extra set. Washer and dryer did not work
