Quaint but rather tired
The inn is in a great location for access to various attractions of the region including Pismo Beach and the delightful towns of Arroyo Grande and San Luis Obispo, however the front door stands only 50 yard from the noise of the freeway. The kitchen was well-equipped, the living room comfortable, and the bedroom accommodation was fine for our rather diverse party, although we did not feel very relaxed due to the copious rules that were posted throughout, including one that prohibited us from enjoying a morning cup of tea in bed! We were also informed that extra charges would be incurred should we have any additional guests (even short term ones) and a camera over the front door was set up to monitor arrivals and departures. We have friends in the area but did not feel comfortable inviting them in for a meal. Only one front door key was supplied and as some of our party had expensive electronic devices it meant the last person out of the inn had to be the first one back so we could lock up. Overall we felt the inn needed some tender loving care and we would not be wishing to stay there again.
I experienced nothing but disputes, negativity, and contradictions with the contact person from this family. E-mail communication got so negative that before I agreed to accept the reservation, I asked the gentleman if he would promise me that once he left my property he would not be vindictive and post a negative review on VRBO. He made that promise, yet here it is.
He refused to follow past protocol regarding normal forms that I needed his family to sign, refusing to do so. He disputed and denied checking “agree” for my policies that were part of the VRBO application he had to sign before proceeding to the reservation request, thus refusing to pay for extra services he demanded. The overall attitude was one of false pride, arrogance, insecurity, mistrust, and control, wanting everything his way or the highway. Since most of his complaints have to do with the contract, which was forwarded to him prior to making the reservation, he had plenty of time to question anything that was of concern. He didn't do this. Visitors are welcome and, depending on how many and how often they visit, there may be a small extra charge, but nothing was discussed regarding this at any time prior to or during their stay. Anyone who can read between the lines can see that the review has no merit; that it was meant to do harm, and it has because it destroyed our perfect 5-star rating, and get revenge for perceived contract injustices. Nothing in it speaks directly of the condition of the Inn, the accommodations, or anything else inside or outside the Inn that caused them problems, was disturbing, or caused an unpleasant stay during the five days they were there. Regarding the statement that the Inn "needs some tender loving care and is rather tired," the following e-mail was sent prior to his arrival: “I spent 18 hours detailing every bedroom and common area that your family will be using during your stay.” The Inn and everything inside and out was in excellent condition and immaculate, and I doubt if AAA with their strict requirements would award us 3.5 diamonds if it needed tender loving care or if it looked rather tired as is implied in the review. It's also evident that the instructions given regarding the key were not understood or carried out, thus causing the problem they experienced. It was my great displeasure to deal with this gentleman, and I would not wish to have any future encounter.
This was a great place for the whole family!
Although the home was in an older neighborhood we loved it. They have done an outstanding job with landscaping and fencing that makes you feel feel like you are in your own little world. It was a perfect for our family with plenty of room to gather and plenty of parking. Gina was great to work with and was very informative on the property and what to do in the area. The home was in great shape, and very clean. This was our first trip to the central coast and we hope to go back asap!

Wonderful place for large gatherings
This property was absolutely perfect for our annual family gathering. We try new places every year so this was our first time in Arroyo Grande. The location was close to everything. The weather was perfect and the house amazing. We cooked several meals in and the kitchen was well equipped. The bedrooms were spacious, immaculate, and comfortable.
The owner Gina, was extremely friendly and very helpful. I️ can definitely recommend this house.
Perfect place for a family gathering or any responsible group!
For my wife's recent birthday we had a large family gathering at this amazing property as it was close to our "City to Sea" half marathon race that took place on 10/9. The house is a beautiful B&B type property where everyone can be under the same roof... even if you have a large group!
The property has it's own private parking lot, gorgeous manicured grounds that glow with twinkle lights in the evenings, and a large enough living room and dining area to accommodate a sizable gathering without feeling cramped.
* The rooms were spacious, wallpaper and decor matches the style/era of the inn throughout. The beds were VERY COMFORTABLE and every room has it's own bathroom.
* Dining room has at least 4 tables making large-scale meals easy to do in one place without being cramped
* Kitchen has 3 fridges with plenty of cooling space and freezer space for the food and drinks you'd likely bring with a large group of people
* Front living space is large and leads into glass doors that open to a patio area with more seating -- every night there would be a few of us enjoying the outdoor patio and talking over a glass of wine looking at the twinkle lights up in the trees of the garden.
I enjoyed my time at the property and my only regret was not staying for another day or two! I hope to come back for a future event where I can stay for a longer time.
We stayed here for a family reunion with 17 adults and 10 children. Every family had their own room, and was wonderful to be all under one roof. The rooms are all spacious, and the grounds are beautiful. The dining room was so large, everyone had a seat for breakfast and dinner.
