This is a NON SMOKING condo. PETS - Pets are not permitted in rental units under any conditions. DAMAGE/RESERVATION DEPOSIT - A reservation deposit of $325 is required at time of booking. Follow up payments must be received as agreed above. The deposit automatically converts to a security/damage deposit. The deposit is NOT applied toward rent; however, it is fully refundable within 7 days of departure, provided the following provisions are met. • No damage is done to unit or its contents. • No charges are incurred due to contraband, pay per view movies or other on demand uses of cable TV, smoking, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in trash dumpster (at end of hallway next to unit 8001) • Dishes are placed in the dishwasher and cleaned. • Hardwood floors are damaged • Furniture, linens, drapes, etc. are not soiled or spotted (I’ve left a small carpet and upholstery cleaner machine to help you with spills) • Walls are not damaged or marked (I’ve left magic erasers so you can remove any markings on the walls. Best protection here is to exercise care when placing suitcases. • Towels or linens are not lost or damaged. Pool towels are provided at poolside. Please do not take towels or linen from condo to the pool or to the ocean. • The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by TBGR. • The unit is not smoked in. Smoking in unit or on balcony will result in the full loss of all funds and likely eviction. The HOA/building management team is very serious about the no smoking and no pet policies. • No Pets allowed in building or condo. CANCELLATIONS – should you need to cancel for any reason, security deposit will not be refunded. If cancellation is made within 90 days of arrival, half of the rental rate will be retained. Rescheduling for another time in the year or the following year happens with some frequency though. We recommend the use of travel insurance to cover unexpected cancellations. The links below are two of many companies offering travel insurance and are included for your benefit. MAXIMUM OCCUPANCY – The maximum number of guests is limited to eight (8) persons. No Exceptions. INCLUSIVE FEES – Rates include a one-time linen & towel setup along with toiletries in each bathroom along with coffee, etc. to jumpstart your vacation. NO DAILY HOUSEKEEPING SERVICE – While linens and bath towels are included in the unit we suggest you bring beach towels. Towels and / or linens CANNOT BE REMOVED FROM THE CONDO. Damaged and lost towels and / or linen will be deducted from security deposit. We recommend that you bring beach towels. There is a washer and dryer in the condo. There are pool towels provide at poolside, a nice feature. Take what you need for the day, return and leave the washing to the resort.  RATE CHANGES – Rates and dates are subject to change without notice prior to security deposit. The security deposit locks in rates and dates. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. KEYS/PARKING PASSES – Instructions will be provided once payment in full in received. HURRICANE OR STORM POLICY – No refunds will be given in the event of storms or natural disasters. TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance. Unit is privately owned; the agents and/or owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Renter and their guest agree to indemnify and hold harmless homeowner and its agents of and from any and all claims, demands, losses, causes of action, damage, lawsuits, judgments, including attorneys' fees and costs, arising out of or relating to the use of and occupancy of Premise.
