Location, location, location
The apartment is located in the heart of the village. Very nice apartment with big sunny terrace. Perfect place for a couple. Clean, nice interior.

De très bons restaurants à coté, supérette, presse et la plage à 150 mètres.

Nous y avons séjourné 7 jours en décembre et cela fût plus qu'agréable. Nous avons été accueillie par Sylvie qui est une personne très généreuse et qui prend tout le temps nécessaire pour nous expliquer les lieux et les endroits à visiter. Merci Sylvie de ce si bel accueil.
Le studio est très bien situé, pratiquement juste en face du village Orient ou plusieurs bons restos si trouvent. Le Piment, La table d'Antoine étaient nos endroits favoris. Pas besoin de voiture car la plage de la Baie Orient (côté nudiste) est la plus belle que nus avons vus à St-Martin.
Nous n'avons pris que les petits déjeuners. Si vous désirez cuisiner des repas complets, il sera difficile car c'est assez à l'étroit (plaque de 2 ronds).
Mais comme les restos sont tous à distance de marche, vous aurez l'embarras du choix.

Very nice studio close to the beach
Nice studio, good located, 3 minutes walking from the beach, with supermarkets, bars and bakeries and a pizzeria right underneath and plenty of free parking spaces next to the apartment, but no sun on the terrace late afternoon.
The bed is very large. It could do with spare bedding though, for guests like us, staying 3 weeks.
Mimi, who welcomed us, is very friendly and helpful.
We do regularly come to SXM and specially love Orient Bay.
There is lots of necessary reconstruction and building work going on all day long and we could cope with the noise, but:
Wifi was an important issue for us to book this apartment(as in the description), as we both needed to work during our 3 week stay, which was not possible with the provided wifi.
The internet, if it worked(occasionally during the day), had a MAXIMUM download speed of 0,89mb/s. Upload was always between 0,15 to (1-record day value) of 12mb/s(tested twice per day).
To whom this doesn´t mean anything: Sending a photo by whatsapp was desperating. Telephoning almost imossible,
We had to buy 1 GB at Orange for xxx.- every few days, plus the cost of the sim card.
Satellite Tv was, apart from 3 uninteresting channels in English language, only in French.
The option to change the audio on Canal+ to the original soundtrack does not work.
Needless to say, that our Netflix did not work due to low internet speed.
The refrigerator opposite the bed makes disturbing noise, when you want to sleep.
The owner was not cooperative at all, and does not seem to read emails.
The one and only reply to my daily complaint emails came 4 days later, stating no interest in our problems.
Also an orange juice squeeze would be handy in the apartment. We bought one for us.
The apartment would have deserved more stars, but our expectations, based on the uncorrect description, were not met. It said "wifi" which apart from being useless, on 6 days was not connecting at all, the TV was not US cable TV, but almost pure french TV and the owner non- cooperative regarding our complaints.
Good location, restaurants and grocery store very close!
Regarding the apartment itself, most of the other reviews are spot on. It's a very nice apartment in a good location. Good water pressure, hot water, comfortable bed. Feel I need to mention that just a couple of days prior to our arrival, we were contacted by the owner and informed there was a 50 Euro cleaning fee to be paid.. in cash.. and also a 4% island tax fee to be paid. I had observed the island tax fee in the contract he had emailed.. I mistakenly thought it was already included in the payments I had made through VRBO.. my mistake. But there was nothing about a cleaning fee. I questioned it at first but then just went ahead and decided to pay it. Perhaps they have changed the listing now to include or at least mention this payment up front.
Some reviews stated there are lots of American channels on TV and there are.. BUT.. they are all dubbed over in French. We found two channels that were primarily in English.. a European all news channel and another channel that basically ran reruns of "The Voice" and old movies. . We were able to watch shows from the US on my phone thru the Dish Anywhere app. Wifi was sufficient although the shows we watched did buffer occasionally.
During our visit (April 2019), renovations/reconstructions were underway to one of the restaurants below the apartment. So promptly at 8 am each morning drilling, sawing, and hammering commenced. It wasn't too bad and was somewhat intermittent. It did encourage us to get out of bed a little earlier that we might normally do while on vacation. Towards the end of our stay the renovation noises subsided greatly and we noticed a sign indicating the restaurant would be open for business within a few days.
The restaurants in the area are very good. Most of them serve French food and are somewhat expensive, at least for our taste (cheeseburger for $18, entrees $30-50). By far the best meal we had was at a "lolo" in Grand Case at a restaurant called "Au Coin Des Amis.” Ribs, steak, lobster, chicken, mahi and other items on the menu at great prices! There's about 4 lolos grouped together there (Sky's the Limit, Rib Shack, etc)
Some restaurants are still out of business because of hurricane Irma. Some of the ones closer to the beach aren't even there anymore.
We were met at the apt by Mimi who was very nice and informative. The apt is located above Le Douze... which is actually located one block closer to the beach than Google Maps indicates (at the 2nd traffic cirle)
Great property with terrific convenience due to proximity to shops, groceries,and restaurants.
Everything is literally a few minute walk away (less than 5 minutes). Terrific location. One of the cleanest units we've ever stayed at in St. Martin. We will be back.
