This beautifully presented two bedroom home in Broughty Ferry combines thoughtful design with practical living. With three bathrooms, two living areas and private outdoor space, it offers a comfortable and well equipped base for couples, small families or guests looking for a relaxed stay near the coast and local amenities.
The property features two double bedrooms. One bedroom is located on the ground floor and includes an en suite bathroom with a walk in shower and level access, making it suitable for guests with reduced mobility. The upstairs bedroom is bright and spacious, with a bath and separate shower, wardrobe storage, chest of drawers and blackout blinds for a restful nightâs sleep. Both bedrooms include mirrors, plenty of plug sockets and hairdryers for everyday convenience.
With three bathrooms in total, mornings remain easy and unhurried. Two bathrooms include separate showers, while the upstairs bathroom also features a bath.
There are two comfortable living areas within the home. The downstairs lounge includes a 32 inch television, while the upstairs lounge offers a larger screen and a cosy setting for relaxing in the evenings. A log burner provides a warm focal point during cooler months.
The open kitchen and dining space is well suited to self catering. The dining table seats four, and the kitchen is equipped with a gas hob, dishwasher, Nespresso coffee machine and generous worktop space for preparing meals.
The home is also fully equipped for longer stays, with a washing machine, tumble dryer, clothes racks and cleaning equipment including a Dyson vacuum, mop and dustpan and brush. Heating is gas powered and controlled via Hive, allowing guests to adjust the temperature easily.
Outside, the property offers private front and rear gardens. The back garden features a dining table for four, a sofa with two chairs and a charcoal barbecue, creating a pleasant space for outdoor meals or relaxing. The front garden includes additional seating, two recliners and a fire pit.
Parking is available for one car in the driveway, with additional on street parking nearby.
Safety features include secure window locks, linked smoke detectors and carbon monoxide alarms. A small selection of books is available in the upstairs bedroom, and basic toiletries such as shower gel, shampoo, conditioner and hand soap are provided.
